When the lot won't take a conventional bed

The hardest files that come to Orillia Septic are not the failed systems — they're the properties where a replacement system has nowhere to go. What actually rules out a conventional system

  • Not enough land inside the setbacks — a bed has to hold clearances from the well, the lake or watercourse, the property lines, the house and the driveway. On small waterfront lots those clearances can consume every square metre that isn't already built on

How tertiary treatment works, in plain language

A conventional system is really two stages: the tank settles solids, and the soil under the leaching bed does the actual cleaning. All the biological heavy lifting happens underground, which is why that soil has to be deep, unsaturated and plentiful.

An advanced — or tertiary — treatment unit inserts a third stage between the two. Effluent leaving the tank passes through a manufactured treatment unit where an engineered biological process treats it before it ever reaches the ground. What comes out the other side is far cleaner effluent than a septic tank alone produces.

That has one consequence that matters more than any other: because the water arriving at the bed is already largely treated, the bed no longer has to do as much work — so it can be smaller. A dispersal field sized for cleaner effluent occupies a fraction of the area a conventional bed would need. That smaller footprint is the entire reason these systems exist on tight and environmentally sensitive lots, and it is often what allows a shoreline property to have a compliant system at all.

The cost tier

Advanced treatment units are the top of the published range: $40,000–$60,000+ installed. For comparison, a conventional system runs $18,000–$40,000 and a raised or fill bed $35,000–$50,000. The obligation that comes with it

This is the part people don't hear until it's in the contract. A conventional bed, once built, is passive — you pump the tank and stay off the bed. An advanced treatment unit is a working system with a biological process to maintain, so it carries an ongoing service contract and periodic maintenance for the life of the system. Scheduled service visits, inspection of the unit, and normal tank pumping on top.

Skipping it costs twice. Mechanically, an unmaintained unit stops delivering the effluent quality the design assumed — and the bed downstream was deliberately built small because the effluent was supposed to be clean. Feed a small bed dirty effluent and it fails years early, at which point you're back on the failed system track with the most expensive system on the market already in the ground. Administratively, the maintenance obligation is part of how the system was approved. When it's actually the cheaper option

Two situations. The first: the alternative on a poor lot is a large raised fill bed, and raised beds are expensive largely because of what has to be trucked in — load after load of imported sand and fill, with the access, machine time and restoration that comes with it. Where the required fill volume is big enough, or access to the site is awkward, a raised bed closes much of the gap to a treatment unit while permanently altering the grade of the yard. Run the two designs side by side before assuming the raised bed wins on price.

The second: when there is no alternative at any price. If the setbacks and the lot size leave no room for a compliant bed of any kind, the advanced unit's smaller footprint is what makes the property buildable, sellable, or simply legal to keep living in. The process is the same as any other system
